Upgrades & Improvements to Property
-New (less than six years old) natural gas, forced air furnace and duct work.
-New (less than six years old) natural gas water heater.
-Replaced all the plumbing in the home with brand new copper supply lines and pvc drains. Much of the copper is oversized to facilitate better flow to the second floor whirlpool bath and improve heating efficiency. All hot water lines in basement are insulated. External tap on the east wall of the house.
-Built-in “Brita” equivalent filter system to the entire home supply of water to remove chlorine and sediment from water used for laundry and bathing. Second, under-sink kitchen water filter to provide 99% pure water for drinking and cooking; also connected to the fridge’s ice maker.
-200 amp service to the house. Approximately 95% of the wiring in the home is modern 3 conductor, vinyl clad. Added over 25 grounded outlets to the home, including ones on the north, east, and south exterior walls. Only one outlet, in the upper hall, is ungrounded and has been fitted with a GFI, to meet code. New light fixtures have been installed throughout the house.
-Insulated the entire structure with blown fibreglass insulation, including the attic and dormers.
-All structural fir posts have been replaced with steel teleposts. (One of the posts was used for the range hood!)
-Gorgeous, original cedar siding, completely stripped, sanded, double-coat primed, and double-coat painted over a period of many months. Many told us to clad it with vinyl, but that would have robbed the home of much of it’s charm and we don't think vinyl would have lasted this long!
